In order to file and preserve a mechanics’ lien, general contractors and subcontractors must meet the rigid and specific deadlines addressed in the statute. It is important to understand that a general contractor may bring a mechanics’ lien action only if it has contracted with the owner of the property. Subcontractors and material suppliers may or may not have certain notice requirements, depending on what tier they are.
